Who we are
Beacon Asset Group is a real estate technology and software company. We sell investor data products through beaconasg.com. Beacon is not a real estate brokerage and does not act as one.

Products and prices
– Tarrant County Vacant Land Dataset (version 3.6, October 2026): $299, one-time.
– Beacon State Matrix, 10-State Land-Investor Legal Intelligence: $299, one-time.
Prices are in US dollars. A purchase buys a license to use the data file, not the data itself.

The license governs
Every data product is licensed under the Beacon Data License v1.0, shown in full on the License page. By downloading or using a product file, you agree to that license, including its no-redistribution rule, its order registration, and its refund terms. If anything on this page conflicts with the license, the license governs your purchase.

Refunds
Refund terms are stated in the Beacon Data License v1.0, which governs every purchase. In summary, files that are materially not as described are refundable, and change-of-mind refunds are available within the window the license states, with the license ending on refund.

Delivery
Digital products are delivered by download after checkout. If a delivery fails, contact management@beaconasg.com and we will re-send your file.

What the data is, and is not
– The data is a dated snapshot of public county records, screened and scored by Beacon’s proprietary process. In the Tarrant file, the amount owed is shown as of September 25, 2026, and it is a minimum: penalties, interest, and new tax bills keep adding up.
– Owners are as of the county’s certified roll; recent sales may not show yet.
– The signal score ranks signals. It predicts nothing, and it is not a statement about any individual owner.
– Nothing Beacon sells is legal, tax, or investment advice. The Beacon State Matrix is legal information, not legal advice. Verify legal positions with a licensed attorney in the relevant state before acting.

Your responsibilities
You are responsible for complying with all applicable marketing laws, including the TCPA, when you contact property owners using data you bought from Beacon. Our data tells you who to contact; how you contact them, and whether that contact is lawful, is your responsibility.

Acceptable use of this site
Do not misuse this site, attempt to access it or its systems without authorization, or copy site content except as allowed by law or by your license.

Liability
To the fullest extent allowed by law, Beacon’s liability for any claim arising from a product or this site is limited to the amount you paid for the product at issue.

Changes
We may update these terms. The version in effect when you buy governs your order.
