Beacon Asset Group is a real estate technology and software company. Beacon sells county land data for land investors. That is the whole business: data, computed carefully and described honestly.
Beacon turns public county appraisal and tax records into screened, scored datasets. Each county file lists vacant-land parcels with their owners, values, tax status, and amount owed, plus a signal score and a tier for the parcels that pass screening. Investors use the files to build their working lists without assembling the raw records themselves.
The first county file is Tarrant County: 32,686 parcels screened, 21,154 investable, 284 Tier A, signal score 0 to 80, $299. Beacon also publishes the Beacon State Matrix, a 10-state land-investor legal intelligence dossier, $299.
Beacon was built by a land operator, and it is run as a data company. The datasets are built by Bishop, an AI analyst, audited by Claude, and sampled and signed off by a person before any file is sold. The same checks run on every county: screening rules applied the same way, counts reconciled against the county roll, and a sample read by a person.
Source records are public: county appraisal rolls and tax records. Beacon's screening, scoring, tiering, and offer models are proprietary. Parcels are screened to remove placeholder values, slivers, low-value lots, parcels with buildings, and owners who do not sell land. Investable parcels are scored on tax balance, tenure, out-of-state ownership, and mailing signals.
