downloading or using the files, you agree to these terms.

1. WHAT YOU BOUGHT
A single-buyer license to use this data file for your own land-investing work. You did not buy the data itself, and you did not buy the right to give it away.

2. NO REDISTRIBUTION
You may not share, post, publish, resell, upload, or distribute this file (or substantial parts of it) to anyone else, in any form, free or paid. Showing a handful of rows in a private deal conversation is fine. Posting the file online is not.

3. ORDER REGISTRATION AND FINGERPRINTING
Every purchase is registered to your order. Where delivery is built per order, each CSV row carries a beacon_order_id fingerprint column, and we keep a delivery record (order ID, row count, timestamp) so a leaked copy can be traced back to the order it came from. Removing or altering the fingerprint is itself a license violation.

4. ONE SEAT
The license belongs to the buyer named on the order. If your team needs this data, each user needs their own license.

5. REFUNDS
If the file is materially not as described (wrong record count, corrupt file, wrong geography), you get a refund within 30 days of purchase, no fight. If you simply change your mind within 7 days of purchase, you can still get a refund, but your license terminates immediately and the no-redistribution rule survives the refund. A refund never grants redistribution rights.

6. MISUSE
Redistribution, or posting the data publicly after a refund, terminates your license. We will pursue takedowns and damages.

7. YOUR COMPLIANCE RESPONSIBILITY
You are responsible for compliance with all applicable marketing laws, including the TCPA, when calling or texting property owners. Our data tells you who to contact. How you contact them, and whether that contact is lawful, is your responsibility.

8. NO GUARANTEES
Data is a snapshot and will age. No guarantee is made regarding any individual parcel’s availability or owner responsiveness.

9. PROPRIETARY MODELS
Source data is public record (county appraisal rolls and tax offices). Beacon’s screening, scoring, tiering, and offer models are proprietary. Reverse-engineering them from this dataset is not permitted.

This is version 1.0 of the Beacon Data License. Beacon Asset
Group may update these terms; the version in effect at the time
of your purchase governs your order.
